Strong Roots, Keep it Local
Francis sits in the Kamas Valley at roughly 6,500 feet, and the work here looks like Kamas: acreage rather than yards, stand-scale thinning rather than single-tree removals, and owners managing a parcel on the edge of the Uintas rather than a landscaped lot. It is a small town and we are usually out here for one of two reasons — a spring pass to clear what the winter brought down, or fuel reduction on a parcel that backs onto open land. Both are priced by area rather than by tree, and both are considerably cheaper per acre than the equivalent work on a steep Park City lot, because equipment can generally get to the material. The practical advice is the same as for Kamas: book early for a late start, since snowmelt comes off this elevation behind the valley floor.
Summit County HB 48 programme applies; confirm any town boundary locally
HB 48 applies statewide from 1 January 2026 — high-risk boundary map, lot-level triage assessments, and risk-based fees moving from flat to assessment-driven in 2028. Summit County assigns a triage classification of I, II or III based on compliance, with state notices to high-risk owners from 2026. Francis is a small jurisdiction and publishes relatively little online, so for any town-level boundary on top of the state programme, call the town office. We would rather tell you we do not know than guess at a boundary.
Verify before you spend money: Francis Town offices, or Summit County — 435-336-3200. Boundaries, thresholds and fees are set by the state and by individual jurisdictions, and several were actively being amended when this page was written.
Transition-band mixed vegetation, much like Kamas: Gambel oak, aspen and mixed conifer, with the conifer component increasing as you move east toward the Uinta foothills. Mixed stands reward walking the property rather than generalising from the road, because the aspen in a draw and the conifer on the ridge above it need different management.
Generally open, workable ground with room for equipment, which makes per-acre work more economical than on steep Park City lots. The main planning factor is parcel size: staging material near the access point rather than at the far boundary saves real money on a big property.
